An Owner’s Representative is a person or entity who has the knowledge to manage the high level aspects of a construction project on a daily basis. They become the Project’s CEO. As such, we handle the top-level management of the project through close monitoring of the project and most importantly the time they need to manage their own business that never rest.

Project owners usually do not have the knowledge or time necessary to manage a construction project on their own. The Owner’s Rep brings that knowledge and time savings to the table to ensure the Owner’s intentions are met through every phase of the project.

Different Owner’s Reps will bring different strengths to your project. Some may have extensive experience at a construction company. Some may be former engineers. At Bespoke Alliances, we believe that to be a great Owner’s Rep you need to have a broad base of knowledge and experience in multiple arenas, the ability to be unbiased, and always serve the Owner’s needs first. This requires the knowledge, the skill, and the ability to be brutally honest and forthright.

Any business owner, leader, or executive who lacks the expertise, experience, or time to develop a construction project for their organizations. Leaders who value their time, resources, and sanity.

Generally, this is not the case, unless the organization in question is part of a government-funded entity such as a university, hospital, or city (for example) with a project value over a predetermined amount. This varies by state.

As soon as possible. The earlier an Owner’s Rep can become involved in the project, the more smoothly your project is likely to go. Doing so, at inception, establishes the Owner’s Rep as the project CEO, solidifies the Owner’s team, and positions the team to achieve clarity in their objectives and purpose, planting the seeds for success.

No. The Architect and Engineers are design professionals responsible for the health, safety, and wellbeing of the public through the proper design of your project. They do not assess your business, manage your team, or even have the ability to direct the contractor. They each have responsibility over one portion of your project. The Owner’s Rep, on the other hand, is your constant ally throughout the entire process.

No. A Construction Manager or Project Manager are individuals employed by the GC to manage a project for their company to ensure the project goes efficiently and protect their interests. On occasion, these entities may even try to market these services as an Owner’s Representation. But don’t be fooled. A true Owner’s Rep with have only one set of interests in mind…yours!

Via a monthly flat rate, hourly rate, or percentage of the total project cost based upon the scale and timeline of the project. At Bespoke Alliances, this is paid monthly via an electronic payment method.
